What is EZPropertyCare?

EZPropertycare is a simple way to self-manage your real estate investment. Do-it-yourself owners and residents use EZPropertyCare's online tools to record and access important building information, pay bills and view accounts. Our professional bookkeeping service provides financial reporting.

What's included in the service?

Access to the Property Dashboard and the database behind it. Access to our professional human bookkeeping service that will collect rent and maintenance fees, pay property-related expenses, payout income to landlords, and generate monthly reporting.

Who is it for?

Self-managing Landords, tenants, Condo/coop Boards of Managers, condo/coop owners/shareholders.

How does it Work?

A landlord or Board of Managers representative decides to sign up for the EZPropertyCare.com service. S/he pays the first month fees ($350.00 plus $5.00 per resident -- for properties under 21 units), and receives a login for the service. EZPropertyCare monthly fees are due the first of each month and are not pro-rated. We bill monthly only. S/he enters data about the property and its residents into the EZPropertyCare.com database. Residents receive notification that they can login into the Property Dashboard. Invoices are generated by the EZPropertyCare bookkeepers to residents for rent. Residents access the service to pay for rent and other fees. The Landlord/Board of Managers access the service to pay monthly fees for use of the Service. The Property Dashboard provides all customers with easy access to property information, documents, policies, leases, financial reports, invoices due, etc.

What does it cost?

Monthly fees are $350.00 per building plus $5.00 per resident (for buildings over 20 units, add $60.00 for every ten units, so 21-30 units pay $410.00 /month, 31-40 units pay $470.00 /month, etc). Additional fees apply when making payments: $1.50 per echeck (transfer from your bank account), or 2.50% for credit card usage.

Who are the People behind EZ?

EZPropertyCare was created to help property owners self-manage. A team of companies with management and related expertise collaborated to build this online collection of do-it-yourself property management tools.

Brownstone Management and its renovation/maintenance division, Brownstone Works, based in Brooklyn, NY have seven years' experience managing small-to-midsize multifamily and condo/coop properties.

The Back Office, based in Manhattan, NY has over 20 years experience providing financial services to property owners.

Mackoul & Associates specializes in insurance for real estate owners, co-ops, condominiums, their residents and boards of directors and currently insures over 850 properties in New York.
